At Homes Art Ltd, we specialise in four key property strategies when sourcing opportunities for our clients:

1. Buy-to-Let (BTL) – Identifying and acquiring properties for rental purposes.

2. Lease Option – structuring flexible deals where investors can control property with the option to purchase later.

3. Property Flips – We are currently identifying properties with potential for refurbishment and subsequent resale.

4. Commercial Property – introducing off-market and on-market commercial opportunities such as hotels, retail, and mixed-use buildings.

5.Serviced Accommodation (SA)- Identifying suitable properties for use as serviced accommodation or short-term rental units and, where agreed, managing these properties on behalf of clients under appropriate management arrangements.

All fees and charges are clearly disclosed and agreed in writing with clients before any deal is finalised. We do not charge any hidden or misleading fees.

At Homes Art Ltd, we provide tailored refurbishment coordination to support clients with the improvement and presentation of their properties. Whether preparing a home for sale, upgrading a rental unit, or carrying out general improvements, we plan, coordinate, and oversee every stage so the work runs smoothly, safely, and on time.

What’s included

Sourcing & recommending vetted contractors (independent, insured trades only)
Scopes & quotes: defining the brief, collecting comparable quotes, and advising on selection
Programme & budget control: timelines, milestones, progress tracking, and cost reporting
Client communication: a single point of contact with weekly written updates (or as agreed)
Quality oversight: site visits, snagging lists, and sign-off coordination
Compliance support: confirming contractor insurances, risk assessments, and method statements; coordinating Planning/Building Control where required
Procurement help: sourcing finishes, fixtures, and appliances (client-approved)
Issue resolution: managing changes, delays, and defects through to completion

Fees
Our standard fee is 2% of the total refurbishment cost, payable by the client. This covers full project coordination, contractor liaison, and ongoing support from start to finish.

Homes Art Ltd does not carry out building works itself. All refurbishment works are performed by independent, insured contractors engaged by the client. Homes Art Ltd acts solely as your project coordinator and client representative throughout. We do not provide architectural or structural engineering services; where required, we will coordinate suitably qualified professionals.
